It was at this time that Lawfund Australia approached a number of law firms practising in real estate conveyancing with a view to establishing the mortgage broking industry in Victoria.Peter Mericka B.A., LL.B became a member of Lawfund Australia, and was one of the first Victorian lawyers to gain accreditation as a mortgage broker. Recently, with mortgage origination firmly established as the major source of home finance in Victoria, Peter established Real Choice Mortgages Pty Ltd. About Our Personal Lending ManagersIn order to ensure that our clients receive the best in professional guidance and assistance, all of our lending managers are members of Lawfund Australia and the Mortgage Industry Association of Australia (MIAA).They are all experienced lending professionals (often ex-bankers), who have been trained, accredited and fully equipped by each of Lawfund's panel of lenders in the product range and lending policies. About LawfundLawfund was established in 1995 by solicitors, for solicitors, to help their clients with their finance. Back then, Lawfund recognized that, as Banks started to close their branch networks, clients would need to source their finance through different avenues.Banks needed to source clients and distribute their loans, and that's where Lawfund recognized the benefit of having the solicitor who handles the home-buyer's conveyancing also co-ordinate the finance. Unlike some mortgage broking groups, Lawfund is NOT retailer, and does not sell loan products of its own. Lawfund works with its members' clients, and effectively becomes the member's "back office". Lawfund is a national organization with State Service Centres in Sydney, Melbourne, Brisbane and Perth. We also have Regional Service Centres in the Sunshine Coast, Gold Coast, Port Macquarie, Newcastle, Gosford and Wollongong. The Lawfund Service Centres operate teams of mobile Personal Lending Managers and Business Development Managers, as well as providing expertise in Commercial Lending, Leasing and Automobile finance. How Lawfund Has EvolvedLawfund was established by solicitors, primarily for value adding and increasing the revenue for law and accounting firms by creating a new and effective profit centre within their existing business structures.Solicitors soon identified that the preparation of lengthy documentation, the offering of financial advice to their clients and the perplexing increase in the array of products and financial institutions, was not realistically their forte. The introduction of the Consumer Credit Code in 1996 significantly changed certain aspects within the banking industry. Banks became more competitive, margins were reduced dramatically and, more importantly, solicitors were required to have a lot more product knowledge. As a result of these changes, Lawfund became the "intermediary" between the banks and solicitors. Lending Managers and Commercial Lending Managers were introduced as fully trained, commercially accredited staff. This enabled personalised service by these managers speaking directly with solicitors' clients, verifying their requirements and, in an impartial approach, offering products that were available on the market for clients' consideration. Lawfund now boasts a portfolio of over $4 Billion dollars of settled loans spread across its panel of more than 30 lenders. Lawfund and Real Choice MortgagesReal Choice Mortgages is the result of a decision by solicitor Peter Mericka to create a home loan broking company that is completely separate and independent of his legal practice.Real Choice Mortgages and Lawyers Real Estate ConveyancingBecause of strict rules governing the referral of clients to a business in which the referring solicitor has an interest, clients of Peter's legal practice "Lawyers Real Estate" are not referred to Real Choice Mortgages.Real Choice Mortgages is not a law firm, and clients of Real Choice Mortgages are not clients of Peter Mericka in his capacity as a legal practitioner. However, clients of Real Choice Mortgages have the advantage of being able to access the conveyancing services of Lawyers Real Estate Conveyancing.
